Just monitoring your title for changes only provides 50% coverage, and is only triggered after the fraud or error has occurred. What is home equity theft?

Home equity theft is when a criminal steals the equity on a home by taking out fraudulent loans on the property. When criminals take out a mortgage against someone’s home equity, the rightful homeowner might face the prospect of losing their property.

What is title fraud / house stealing?

Title fraud, also known as deed fraud or “house stealing”, is when a criminal transfers the properties ownership without the true owners knowledge. All the criminals need to do is file a fraudulent deed with the county. It is the fastest growing white-collar crime in the United States, according to the FBI. This type of fraud can go undetected causing a collection of issues including the unlawful transfer of ownership of property to the next buyer.

Why does the county recorder's office not prevent these crimes?

Your local County Clerk or Comptroller will not verify the accuracy of a document. A fraudulent document can be entered into the Official Records as long as the criminal has filled out the proper documentation and paid the appropriate fees. Recently, with the contactless closings and lack of industry digitization, home equity fraud is easier to commit now, more than ever.

Why do the police not prevent these crimes?

The police can only do so much after the fraud is reported and the fraudster has had time to cover their tracks. The most important factor in stopping fraud is timing, the faster the fraud is discovered, the less damage is done. Can you lock a title?

No, today there is no such thing as "locking" your title, in the future with blockchain technology, this might be possible. Our system monitors your property at the county level on a daily basis and will send you an email alert if there are any changes. We also monitor over 200+ data points and have a custom search engine effectively giving you the closest thing to "locking" your title via monitoring available on the market.

I paid for title insurance and homeowner insurance, why do I still need HomeLock™?

Title insurance only protects you up to the date of you purchasing the property. Homeowner’s insurance does not cover fraud, forgery, or title theft.  Property fraud is not covered as part of homeowner insurance policies. HomeLock™ monitors and protects your home from the day you purchase your home, ongoing, with daily scans to alert you of any activity changes.

What happens when an alert is detected?

You will receive an immediate notification via email. Please review the alert in your property profile as soon as possible and determine whether or not action needs to be taken. Our Title Protection team is readily available to assist with a variety of resolution services to help you with any activity change to your property.

I resolved an alert, how do I get it off my list?

If the alert is known, you may snooze it for 30 days and it will turn back to active status after it has been corrected. For additional questions or comments please contact us at [email protected]

Can I monitor my home title myself?

You can monitor the title yourself by checking your county recorder office daily. HomeLock™ monitors not only the title, but unknown liens, deeds, titles and judgments filed. We also use search engine address monitoring for any false rental or sale listings. 

How do I subscribe to HomeLock™ when logged into my property profile?

How can I get a fraudulent deed off the title history of my house?

Once the deed has been changed and a new title issued you will need to contact an attorney. We have a network of attorneys available we can refer you to that specialize in property fraud.

How can I protect multiple properties on the same account?

It’s easy! You can protect and unlimited number of properties under one account with individual paid memberships per property per year.

How do I cancel my subscription to HomeLock™?

What does HomeLock™ cost?

Is there a monthly contract?

No. HomeLock™ is provided as a yearly or multi-yearly subscription.

Why do I want a multi-year membership?

We have competitive pricing available with deep discounts for 3, 5, 7, 15 year plans. Lock in pricing, avoid any price increases and guarantee no lapse in coverage during that time period. 

Do you offer multi-property discounts?

We are currently offering 25% discounts on 4 or more properties on our 3, 5, 7 and 15 year plans.

Can I sign up my parents property or gift a membership?

Yes, you can sign up your parents or gift a membership.  Our customer support team may need to verify recipient ownership of the property being monitored.  Seniors are one of the highest at risk for fraud. You can rest easy knowing their property and equity is being monitored with instant alerts of any potential fraud. 

If I sell my home do I get a refund?

We do not offer a refund after 7 days. However, you are able to transfer the property/membership to the new homeowner.

Does HomeLock™ transfer to the new homeowner?

You can transfer the subscription to a new owner. Many of our homeowners use this as a selling tool when selling their home.
